Start with orders, report date, and housing overlap
Work backward from the report date, but do not treat it as the closing date. Add time for leave, travel, temporary lodging, household-goods delivery, the VA appraisal, underwriting, and the seller's needs.
If you already own a home, decide whether to sell, rent, or carry it before calculating the next approval. Remaining VA entitlement is math, not a slogan, and the current mortgage can affect qualification.
Map the gate commute before choosing a ZIP code
A short distance on the map can become a very different commute at Hampton Roads tunnels, bridges, and base gates. Test the drive at your actual watch or duty time.
Norfolk, Virginia Beach, Chesapeake, Portsmouth, Suffolk, Hampton, and Newport News can all be reasonable choices for different commands and family plans. The mortgage should follow the location decision, not force it.
Treat flood, insurance, and the VA appraisal as separate checks
The VA appraisal supports value and reviews minimum property requirements. It is not a home inspection. Use an independent inspection and investigate the systems, moisture history, crawlspace, roof, and other property risks.
In coastal Hampton Roads, confirm the flood zone and obtain homeowners and flood-insurance quotes early. A property's past premium does not guarantee your premium.
Build the VA offer around the actual file
A strong offer uses a verified preapproval, realistic closing date, clear communication with the listing side, and contract terms your real estate agent explains.
Zero down may be available for eligible borrowers with sufficient entitlement, but closing costs, prepaids, the funding fee, deposits, appraisal value, and seller-credit limits still belong in the cash plan.
