Can I really buy with zero down using a VA loan?

Often, yes. A qualified veteran or service member with sufficient entitlement can usually finance 100% of the purchase price, subject to the property, appraisal, credit, income, and underwriting approval.

Zero down does not mean zero cash in every transaction. You may still need money for an earnest-money deposit, inspection, prepaid taxes and insurance, or costs not covered by seller credits. We build the complete cash plan before you shop.

What credit score do I need for a VA loan?

VA does not publish one universal minimum credit score for its loan guaranty. Lenders evaluate the full credit profile and may set their own minimums or overlays.

Payment history, recent housing history, major credit events, residual income, debt, reserves, and the automated or manual underwriting result all matter. A score that did not work at one lender may deserve a real second look, but a different lender is not a guarantee of approval.

How do we handle a PCS when the clock is already running?

We start with your report date, current housing, orders, leave schedule, BAH, and the date you need keys. Then we work backward into a financing and offer timeline that can survive the move.

Hampton Roads buyers may be coordinating Naval Station Norfolk, JEB Little Creek-Fort Story, NAS Oceana, Langley-Eustis, or Portsmouth Naval Shipyard. Those details change the plan, so we ask about them early.

How do BAH and military allowances count?

Basic Allowance for Housing and other qualifying military income can be part of the underwriting calculation when documented and expected to continue under the applicable guidelines.

A PCS, separation date, reenlistment, deployment, or change in duty station can affect how income and occupancy are documented. We review the LES, orders, service history, and timeline together instead of treating BAH like an isolated number.

Military physicians can also compare VA and physician-loan options.

How long does a VA loan take to close?

A well-prepared VA purchase can often close on a normal contract timeline, but no responsible lender should promise a universal number before reviewing the borrower, property, appraisal market, title, and contract.

We do the income, asset, credit, entitlement, and occupancy work before the offer when possible. Once under contract, the closing date is managed backward through appraisal, conditions, title, insurance, final approval, and the required closing disclosure timing.

What if another lender already turned me down?

A denial from one lender does not always mean the VA benefit cannot work. Different lenders may apply different overlays, and some files need manual underwriting instead of an automated approval.

Manual underwriting is not a promise of approval. It is a real review of residual income, payment history, compensating factors, and the full story instead of stopping at one automated result.

Do I have to pay the VA funding fee?

Not everyone does. Veterans receiving qualifying VA disability compensation, certain surviving spouses, and some service members with a qualifying proposed or pending disability rating may be exempt.

When the fee applies, the amount depends on factors such as first or subsequent use and down payment. It can usually be financed. We confirm the current certificate and fee treatment before final figures are set.

Can I use my VA benefit again or own two homes with VA financing?

Sometimes. You may be able to restore entitlement after a prior loan is paid off, or use remaining entitlement while an existing VA loan is still open.

Second-tier entitlement is math, not a slogan. We review your Certificate of Eligibility, the prior loan, the new county loan limit, occupancy, and the price of the next home before telling you what is possible.

Can I buy a duplex, triplex, or four-unit property with a VA loan?

VA financing may be used for an eligible one- to four-unit property when the veteran intends to occupy one unit as a primary residence and the file meets the applicable underwriting and property rules.

Proposed rental income may help when documented under current guidance, but reserves, landlord experience, vacancy treatment, and local market rent can matter. The property must also satisfy VA minimum property requirements.

What is different about a VA appraisal and Tidewater?

The VA appraisal establishes reasonable value and reviews minimum property requirements. It is not a home inspection. If the appraiser believes the value may come in below the sale price, the Tidewater process can allow the lender contact to submit relevant market data before the final value is issued.

VA guidance gives a limited response window, generally two business days after Tidewater is invoked. That is why the agent, lender, and borrower need a clear communication plan. Repairs, reconsideration of value, price negotiations, and the appraisal contingency are separate issues that should not be blurred together.

Can a VA offer compete in a multiple-offer market?

Yes, but the offer needs to be built around the borrower’s real approval, the property, and the contract rather than myths about VA financing. Strong preparation and clean communication matter more than slogans.

We verify the file early, explain the financing to the listing side when authorized, order the appraisal promptly, and help the buyer understand the VA amendatory clause and property requirements. Waiving protections or guaranteeing appraisal outcomes is not the strategy.

Can I refinance an existing VA loan?

Eligible borrowers may have access to a VA Interest Rate Reduction Refinance Loan, often called an IRRRL, or a VA cash-out refinance. Each serves a different purpose and has its own benefit, seasoning, occupancy, appraisal, and underwriting rules.

A lower rate alone does not prove a refinance is worthwhile. We calculate the payment change, closing costs, recoupment, term reset, equity impact, and how long you expect to keep the loan before recommending a path.
