What the number means, and what it does not
A pre-approval tells you what your financing may support based on the information we have reviewed. It helps you shop in a realistic range and shows a seller that you have already started the financing work.
It is not a spending goal or a final loan approval. We start with the payment you can live with, then make sure the loan fits that plan.
Cash planning
There is more than one number at closing
Your cash-to-close may include a down payment, closing costs, prepaid taxes and insurance, initial escrow funds, and credits or deposits already paid.
So I do not just ask how much you have for a down payment. I want to know the full cash picture and what you want to keep in the bank after closing.
Under contract
What happens between the offer and the keys
Once your offer is accepted, inspection, appraisal, title, insurance, documentation, underwriting, conditions, and final figures all start moving.
You should know what is complete, what is still open, whether a date is at risk, and who is handling the next step. That is our job.
