Start by confirming eligibility for both paths
VA eligibility comes from qualifying military service and a Certificate of Eligibility, while approval also requires lender and VA credit, income, occupancy, and property standards. Physician programs define eligible degrees, specialties, employment stages, and maximum time since training differently.
A Navy physician may fit both. The physician label does not automatically beat the VA benefit, and VA eligibility does not make every VA structure the best financial choice.
Compare cash, mortgage insurance, and funding fees
An eligible VA borrower may have a zero-down option without monthly PMI. A VA funding fee may apply unless VA confirms an exemption. Physician loans may offer low down payments and no monthly mortgage insurance, but rates, fees, loan sizes, and profession rules vary.
Compare the same price, down payment, term, and holding period. Keep reserves, moving costs, and student-loan strategy visible.
How are contracts and student loans treated?
Some physician programs can use an acceptable future employment contract or offer letter and may treat student debt differently. VA and conventional rules also have specific approaches to future income and deferred student loans.
The details in the contract, start date, contingencies, reserves, military pay, allowances, and student-loan documentation control. Do not rely on the program name alone.
